Inspection Fees must cover the inspector’s costs to perform the on site inspection and to prepare the Inspection Report.

When you contact us, please be understand that we need to ask you several simple questions regarding the property to be inspected so that the on site inspection time, the report preparation time, and other costs can estimated.

Resale Properties:  Please be ready to provide answers to the following easy questions:

1- Is the property to be inspected a single family dwelling, a townhouse, a condo, a duplex, etc?
2- How many bedrooms, bathrooms, and kitchens are there in the dwelling?
3- What is the approximate square feet of the dwelling (just ball park)?
4- Approximately what year was the dwelling built?
5- Is it built on a slab, a basement, or a crawl space?
6- If there is a basement, is it finished?
7- Are there any swimming pools, spas, hot tubs, detached structures, or unusual features?
8- Where in the Metro Atlanta Area, or in what city is the property located?
9- Is the dwelling occupied and furnished or vacant and void of furniture?
10- Are ALL the utilities turned ON and operating?
11- Has the property been de-winterized, with the water turned ON and the pilot lights lit?
12- Is the property a Foreclosure or Short Sale?
13- Will you require a radon test or other services at the time of the inspection?

Also, please share any specific concerns that you have about the property, so that we can pay extra attention to these items.

Once the above information is known, we will be happy to quote a fee for you.

New Construction Properties: Attics & Under offers New Construction Pre-Drywall & Final Inspection Packages that allow reduced fees for multiple phase inspections. These packages usually include inspection Category A & B. Category C inspections are priced separately, if a Buyer elects to have this future inspection done.

11th Month WarrantyMeet with the Homeowner to discuss any concerns/defects and then re-inspect the entire dwelling to prepare a report to be provided to the Builder that lists any necessary repairs prior to the expiration of any 12-month warranty. If defects are found these will be listed along with any applicable IRC code references.

Category Type of Inspection Description of Service
A Framing and Pre-Drywall All work completed as of the inspection date, which can include but is not limited to: structural framing, foundations/footings, all rough-in electrical, mechanical, plumbing, prior to the insulation and drywall being installed. Siding, brick, lintels, roof covering and flashings, compliance with manufacturers installation instructions for engineered components, etc. A Pre-Drywall inspection can often reveal significant defects that are much easier and less expensive for a Builder to correct if corrected before wall finishes are installed. If defects are found these will be listed along with any applicable IRC code references.
B New Construction Final Typically it is best to schedule this inspection several days prior to your final walk through with your builder. Utilities should be turned ON and the construction essentially complete so all systems can be inspected and tested, including kitchen appliances, HVAC systems, etc. The inspector will open and close every door and window, test all the electrical receptacles and light fixtures, test all plumbing fixtures, fill all tubs above finished areas, etc. If defects are found these will be listed along with any applicable IRC code references.
C 11th Month Warranty Meet with the Homeowner to discuss any concerns/defects and then re-inspect the entire dwelling to prepare a report to be provided to the Builder that lists any necessary repairs prior to the expiration of any 12-month warranty. If defects are found these will be listed along with any applicable IRC code references.

Foreclosure Review: Foreclosed properties are often sold “as is” and a Buyer may not need a detailed in-depth written report.
